This Privacy Policy of  B & M Management Company, L.L.C. (together with its affiliates, “we” “us” or “our”) is intended to inform the persons (“you” or “your”) who access our website or any related mobile application (collectively, our “website”) of the policies and practices regarding our collection, use, and disclosure of the information that you submit to us and that we collect from you through our website. How we collect information: You will be asked to furnish some of your personal information when you apply to rent from us. This information will be on the rental application form or other document that you provide to us or to an apartment locator service, either on paper or electronically. We may also collect information in several other ways by your use of our website, forms you submit to us, emails or other correspondence that you send to us, information you provide when scheduling a visit to one of our properties, and other interactions and communications. When you visit our website, our servers may log information such as your IP address, the URL of your request, and related information. 

How and when information is used: We may use your information to provide services which you have requested from us, to send you messages, publications, news, and information about events, special offers, promotions, and benefits, and for our other business purposes involved in leasing a dwelling to you. Examples of these uses include, but are not limited to, verifying statements made on your rental application (such as your rental, credit and employment history), reviewing your lease for renewal and enforcing your lease obligations (such as to obtain payment for money you may owe us in the future).

How we may share your information: We may disclose your information, including personal information, to others for any of the following reasons or under any the following circumstances:

  • in order to offer or provide you with products or services that you have requested. For example, we may provide your information to service providers and vendors that support or facilitate our offering or delivery of products and services, including but not limited to our offering and leasing of rental properties, or service providers or vendors whose products, services, systems, or applications are integrated within our products, services, systems, applications or website.   • where disclosure is required or permitted by law, judicial proceeding, criminal investigation, court order, or other legal process.
  • if, in our reasonable judgment, it is necessary to enforce compliance with our internal policies or the terms of use of our website, to prevent illegal activity or suspected fraud, or to prevent harm to persons or entities.
  • to any entity that acquires all or a portion of our assets or operations by merger, reorganization, operation of law, sale of some or all our assets, or other transaction.

How you can you opt-out of communications or change your information.

  • Your browser may give you the ability to control, block, or delete browsing cookies. If you delete browser cookies, you may have to re-register or take other actions to be able to use certain services. How the information is protected and who has access:  We use reasonable physical, technical, and administrative measures designed to safeguard your information in our possession against reasonably foreseeable loss, theft and unauthorized use, disclosure, or modification. Please be advised, however, that no data transmission or storage can be completely secure. While we take reasonable measures to safeguard your information, we cannot guarantee the security of any information you provide to us. Moreover, we cannot guarantee the security of any of your information while it is being processed by or in the possession of vendors and service providers with whom we share your information to facilitate our offering or delivery of products and services to you. 

Third-party website, systems, applications, and locator services: This Privacy Policy applies solely to information collected by us through our website. This Privacy Policy does not apply to other websites, systems, or applications that are accessible through our website, including but not limited to any third-party websites, systems, or applications. If you found us through a locator service, please be aware that locator services are independent contractors and are not our employees or agents - even though they may initially process rental applications to fill out lease forms. You should require any locator services you use to furnish you their own privacy policies. 

Children’s Online Private Protection: Our website is not directed at children, and we will not knowingly accept or request personal information from individuals under the age of 13 years. If we learn that we have collected personal information from a child under 13, we will either (i) delete this information from our databases, in accordance with our deletion procedures; or (ii) obtain verifiable parental consent, in accordance with the Children’s Online Privacy Protection Act.

Notice to California Residents: If you are a California resident, California Civil Code Section 1798.83 permits you to request information regarding our disclosure of your personal information to third parties for the third parties’ direct marketing purposes.
